Crown is evaluated for cracks, sealant integrity, and overhang. Cap is examined for fit and condition. Brick faces and mortar joints are checked for spalling and absorption. Then we move inside: firebox is inspected for water staining and efflorescence patterns, smoke chamber is photographed, a video flue scan documents the interior, and the attic is inspected above the chase when accessible. Where the cause is ambiguous, we perform a controlled water-source isolation — applying water to specific zones in sequence and observing where it appears inside.
The diagnostic deliverable is a PDF report with photo evidence of the entry point, NFPA 211 and IRC code references where applicable, a written explanation of the failure mode, and a specific repair quote for the actual fix.
