A chimney leak is one of the most commonly misdiagnosed problems in residential construction. Water shows up on a ceiling, an upstairs bedroom wall, or in the attic — and homeowners are often quoted three different repairs by three different contractors, none of whom did the diagnostic work to find the actual entry point. Chimney water entry has at least seven distinct possible causes, and a competent diagnostic checks all of them. Crown failures are the single most common — mortar crowns that cracked, sagged, or eroded over decades let water flow directly into the chase. Cap problems are next: missing caps, rusted-through caps, or loose caps that let rain enter the flue directly. Flashing failures account for the third-largest category — step flashing, counter-flashing, or cricket flashing improperly installed or aged past its service life. Brick face and mortar joint deterioration lets water absorb directly into the chimney mass through capillary action. Condensation inside the flue, especially after a wood-to-gas conversion with an oversized flue, can pool inside the chimney and migrate outward. Roof penetration failures around the chimney chase can mimic chimney leaks. And occasionally, the leak is not from the chimney at all but from an adjacent feature being misattributed.

Our diagnostic process starts before we arrive — we ask the homeowner where the water shows up, when (during rain, after rain, on cold days, during snowmelt), how long after the precipitation event, and the leak history of the home. On site, we begin at the roof. The chimney exterior is photographed from grade and the roof. Flashing is inspected for proper installation, age, and mechanical condition. Crown is evaluated for cracks, sealant integrity, and overhang. Cap is examined for fit and condition. Brick faces and mortar joints are checked for spalling and absorption. Then we move inside: firebox is inspected for water staining and efflorescence patterns, smoke chamber is photographed, a video flue scan documents the interior, and the attic is inspected above the chase when accessible. Where the cause is ambiguous, we perform a controlled water-source isolation — applying water to specific zones in sequence and observing where it appears inside.

The diagnostic deliverable is a PDF report with photo evidence of the entry point, NFPA 211 and IRC code references where applicable, a written explanation of the failure mode, and a specific repair quote for the actual fix. No guessing, no shotgun approach, no major repair for a minor problem. If the cause is outside our scope — for example, a true roofing-system failure — we say so and refer to qualified roofing trades.
